Q. How much deposit would I have to put for a mortgage in America?

 

A. 20% - 30% of the sales price.

 

Q. How long would it take to get approved for a loan in America?

 

A. 3 to 5 days depending on the lender.

 

Q. Would I need to have proof of income?

 

A. Not if you put 25% down.

 

Q. Do I need an American bank account?

 

A. Yes.

 

Q. Would I be better with a New Villa or Resale?

 

A. That’s personal choice Resale could close in 30 to 60 days, New will take a minimum of 9 months.

 

Q. What about property tax?

 

A. It depends on the size, value and location - different counties have different rates.

 

Q. Do I need to be at the closing?

 

A. No, this can be via mail.

 

Q. What happens if I want to sell it?

 

A. All you have to do is call us; we work with buyers and sellers.

 

Q. What about the Management of the property?

 

A. We can put you in touch with a Property Management Company.

 

Q. What about the Utilities (water, electricity, telephone, cable TV, burglar alarm, pest control, etc)?

 

A. Your Management Company can take care of all of them.

 

Q. Do you provide guaranteed renters?

 

A. No, however you’re Property Management Company can put you in touch with Vacation leasing companies. Some Property Management Companies work with leasing companies.

 

Q. What about Furniture Packages?

 

A. A lot of Company’s do Furniture packages, prices start around $8,000 upwards depending on the package you choose? Vacation villa resales would normally be fully furnished.

 

Q. What about the Lawn and Pool?

 

A. Your Management Company as Lawn and Pool Companies.

 

Q. What is a Home Owners Association?

 

A. It’s an elected committee of Sub-Division residents who enforce Deed Restrictions.

 

Q. Would my New Villa’s Sub-division have a Home Owners Association?

 

A. It would depend on the Location and Deed Restrictions.

 

Q. What is the annual cost of Home Owners Association?

 

A. Again depending on the Sub-division, a rough estimated figure would be $350 to $600 a year.
